Northyards is one of Squamish's newer master-planned developments, built on former BC Rail lands north of downtown. The buildings are generally 2018–2024 vintage, the streets are wide, and the neighbourhood has a clean, modern feel. It's a 10-minute walk from downtown core, close to the estuary trail, and benefits from newer infrastructure. The downside is that it's less charming than the older downtown blocks and hasn't yet developed the same density of everyday amenities. For buyers who want new builds near downtown at a slight discount to central pricing, it's a viable option.
Best suited for: Buyers who want newer buildings close to downtown without paying full downtown premiums. Good for remote workers who value trail access.
Market note: Pricing generally slightly below comparable downtown units. Watch strata for new buildings — contingency funds may still be building up.
